HOW IT WORKS

Imagine walking through the doors of a gorgeous home or condo, feeling that complete sense of home, getting handed the keys… and it’s all yours. Whether you’re a first-time home buyer, an investor, or your home needs have changed and it’s time to move on, these are the easy steps I guide my clients through to help them effortlessly find their dream home.

Call me!

The first step is arranging a call with me to discuss your timeline, goals, expectations, and any concerns etc. We’ll also get to know each other a bit more !

Assessment & Preparation

This is a physical meeting where you will give me a tour of your home and talk about its best features. We will end the tour with a detailed analysis of similar homes that recently sold in your neighbourhood during the last 30 days - This will let us know what the market is willing to pay for your home. We will also go over my detailed marketing plan to get the most eyes (and therefore highest offer) for your home. We will talk about my recommendations to maximize offers, my commissions, and pricing for staging and photography.

Open-houses and showings

Once your home hits the market, we’ll schedule open houses and showings to allow potential buyers to tour your home.

Negotiating offers

As offers come in, we will review and negotiate offers together - as per your direction. We will consider factors such as price, closing date, and any conditions from the buyer(s). I will guide you through the process every step of the way regardless if you accept, decline or counter the offer. Once a suitable agreement is reached, you will formally accept and sign the purchase agreement.

Closing process (Pop the Champagne!)

Leading up to the closing date - is probably the most stressful part of the deal - remember, your house is not sold until the buyer takes possession on closing day ... And there is a lot going on until we get to that point. We will work with the buyer’s agent and lawyers to fulfill conditions (if any), remedy any buyers last minute concerns, complete the necessary paperwork and legal requirements. Not to worry though - this is where I shine! You can rest knowing that I'll be coordinating all remaining closing details until we're ready to pop that champagne!
