From our initial call to qualifying you and finally getting handed the keys to your new home, my goal is to make the process as smooth as possible so you can win on the first application.
HOW IT WORKS
Imagine walking through the doors of a gorgeous home or condo, feeling that complete sense of home, getting handed the keys… and it’s all yours. Whether you’re a first-time home buyer, an investor, or your home needs have changed and it’s time to move on, these are the easy steps I guide my clients through to help them effortlessly find their dream home.
Call me!
The first step is arranging a call with me to discuss your exact investing strategy. This is crucial to setting you up for success. If you don't know - lets talk! We'll also talk about possession date and budget (if you know it already). I will also pitch you some of my own projects if you want to partner up with me. Let's get to know each other a bit more!
Get Pre-Approved
From here, you’ll meet with my mortgage broker to get your finances in order and see what you can afford. This is another crucial step in the process - By having your pre-approval BEFORE we begin viewing places, you'll be in a competitive position as we're going into battle fully armed! We know what investing strategy we are deploying and we know exactly what your maximum allowable offer will be.
Start Your Search
I'll share my insight and start with a list of top picks by analyzing the listing against your chosen investing strategy
- If the numbers don't work - we walk away until we find the right one. Once we shortlist at 3 properties
- I'll arrange viewings so we can validate our investment theory. Lets go and get your investment property!
Submitting Offers
Now we work together to submit your offer and wait for a response. This part can be stressful depending on the market we're in, but this is why I'm here! I'll advise you on offer prices, conditions, etc. If the offer is rejected, then we'll go after our first back-up property then second backup property then third …. you get the point!
Fulfilling Conditions + Preparing for Closing
Congrats! You have an accepted offer. Now is the time to pay your remaining down payment and fulfill all conditions we may have put in the offer e.g. home inspection, financing etc. as well as arranging all next steps before closing day. We will need to involve your Mortgage Broker, Lawyer and contractor(s). We'll also do a final walk through of the property.
Take Possession (pop the champagne!)
Now it's time to celebrate! Today is the day you get keys to your money maker!
